Shier Brewstead — Launch
- Shier Brewstead is live. A dedicated tracker for Stephanie & Matt Brewster's starter-home or land search — a near-term option in case the larger multi-generational Shier Compound search doesn't pan out in the next 12–18 months.
- Searching for an existing house (3bd/1.5ba minimum) or raw land (2 acres min, 3–10 preferred) with confirmed electric, internet, and septic.
- Budget: house ≤$425k (ideal ≤$400k), land ≤$325k (ideal ≤$300k).
- Location: Prince William & Warren County VA preferred; Fauquier, Clarke, Shenandoah, Frederick also acceptable.
- Commute thresholds are per-person: ≤60 min from Stephanie's work (Front Royal) and ≤90 min from Matt's work (Nokesville fire academy, placeholder until he's stationed).
- Scored on five dimensions: Budget (30%), Land Quality (25%), Commute (20%), Warren Preference (15%), House/PERC (10%).
- Tracks key property features: house (bedrooms/bathrooms/condition), septic type (PERC, mound, aerobic, drip, biofilter, holding tank), internet type (fiber, cable, Starlink), road type, electricity, well, HOA flag.
- Same workflow as the Compound and Outpost trackers: submit a lead, admin reviews and approves/rejects, comments, open items, and photo uploads.
