Scoring criteria
Terrain (25%) — Usable acreage, slope, mix of pasture and woods, natural homesites
Internet (20%) — Fiber or reliable wired connection at the road
Subdivision (20%) — Ability to create 4–5 lots without major obstacles
Budget fit (20%) — Price relative to acreage and usability
Commute (15%) — Drive time to Northern Virginia
