The Shier family is looking to purchase land in West Virginia to build a multi-generational family compound where multiple households can live with privacy while remaining close to each other.

Ability to subdivide into 4–5 lots · Reliable wired internet (fiber preferred)
No HOA or conservation easements · RV/temporary housing allowed during construction
Livestock-friendly · Mix of pasture and woods · Multiple natural homesites

Scoring criteria

Terrain (25%) — Usable acreage, slope, mix of pasture and woods, natural homesites
Internet (20%) — Fiber or reliable wired connection at the road
Subdivision (20%) — Ability to create 4–5 lots without major obstacles
Budget fit (20%) — Price relative to acreage and usability
Commute (15%) — Drive time to Northern Virginia
